What are hours of the leasing office?

We are open Monday-Friday from 8 am to 4 pm and Saturday-Sunday 11 am to 4 pm.

Is The Reserve associated with UW - Stevens Point?

The Reserve is privately owned and not affiliated with UW - Stevens Point or any other university. Students from UW - Stevens Point, Mid-State, and other schools are welcome!

How similar is The Reserve Student Living to the campus suites and dorms?

Reserve Student Living offers a unique hybrid experience, providing students with the privacy of independent apartment living while still allowing them to engage in the communal atmosphere typically associated with dorms - this is achieved through access to communal study areas, fun monthly programs, and learning to live with roommates!

Do you allow pets? What is the pet policy?

Yes! Call for any updates to our policy but currently, we allow dogs and cats, 35lbs or less, with a $35 a month per pet per month fee.

What is the $35 Utility Fee for?

The $35 utility recovery is to cover cost of fiberoptic internet (WiFi), cable, water, heat and trash. Residents are still responsible to cover their own electric bills between roommates through Wisconsin Public Service.

What is the procedure for moving out?

All residents are given the option to renew their lease and a month before their move out date, they will be sent a move out checklist. Residents are asked to fill out the checklist and turn in their keys on their move out day!

I have a noise complaint. Who do I contact?

To file a noise complaint, we would prefer you to come into the office during our open hours. Otherwise, you can email us at [email protected] or call/text us at 715-544-7521.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

There is no smoking on the property or in the apartments. This includes e-cigarettes and vaping products. 

I need emergency maintenance. Who do I call?

Our residents have access to an emergency line. Numbers and directions to submit a maintenance request are included in our move in packets.

I have a non-emergency maintenance issue. Who do I contact?

​You may enter the maintenance request through the online portal.

Is parking included with my rent?

On-site Parking is available for a $50 monthly charge. There is no free parking on-site. UWSP also offers parking in lot P or J for an additional, lower cost fee, please check with UWSP for availability in those lots.

Where can I park?

​We have parking available with a parking pass given to the resident at move-in. Parking is $50 monthly. There is no assigned parking at this time. However, parking is currently sold out for the 2023-2024 school year. 

What is the policy for guest parking?

You can check out a guest pass from the office during our usual hours. The guest pass is active for 24 hours.

Are there building quiet hours?

​Yes, currently between 11pm-7am.

What decorations or changes to the apartment are prohibited?

We allow decor to be hung up, however we prefer you to use push pins, and nothing larger than a thumb tack.

Where do I direct food deliveries to?

Kindly instruct the food delivery personnel to deliver orders to 1800 Maria Dr. and drop them off between the front doors. To maintain security, residents are advised not to allow entrance to unauthorized persons.

Do I need to apply with a group of roommates?

Residents are welcome to, but not required to bring in roommates. We have roommate matching as part of the application process and do our best to match you with an amazing roommate!

Is there a late fee for overdue payments? Is there a grace period?

​Yes, there is a $50 late fee that is applied on the 5th.

How often is there a rent increase?

Rent increases would be evaluated at the time of renewal.

What are your application requirements?

We require a credit score above 600, no criminal history, and 3x the amount of rent for monthly income.

How much is the security deposit?

Security deposits are the same amount as the rent for your specific floor plan.

How much of the security deposit is refundable?

All of it! However, if there are unpaid rent charges, utility charges, or damages these will be deducted from the deposit.

Is there an application fee?

Yes, we currently charge $25.00.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Yes but these will be the same as application requirements.

Can I apply online?

Yes! This is one of the fastest ways to reserve your spot.

What fees/deposits are due upon applying? Moving in?

​Application fee and security deposit when the lease is signed.

When is rent due?

Rent is due on the 1st of every month.

How can I pay my rent? What forms of payment are acceptable?

You can pay with a check or money order, online, or through an automatic withdrawal.

What leasing options are available?

​We currently offer 10-month, 12-month, summer, and semester leases.

Is renter's insurance required?

​Yes, it is required with a $100,000 liability amount. 

Are utilities included?

Included utilities are wifi, water, and sewer.

What utilities are not included in the rent?

Electricity is paid for separately by the resident.

What costs are not included in the rent?

Cable tv is not included.

What is the average cost for utilities each month?

Based on previous estimates, approximately $50.

Are the apartments furnished? What is included?

Furnished apartments include the following: couch, chair, barstools, bed, dresser, closet, desk with a chair, tv.

Are there any bed restrictions for the apartments?

We do not allow waterbeds.

Do you have items I can rent?

We currently do not offer any items for rent.

Are corporate rentals available?

This is not a current option.

Under what circumstance can a landlord terminate your lease?

As covered at the time of leasing, behavior, not following rules, or not paying.

What happens if I need to move out before my lease expires?

​You will be responsible for the rest of your lease.

Are there any fees associated with moving in or moving out?

​No there are not.

Can the apartment be listed on AirBnB?

This is not an option for any of our current floor plans/units.

Are there occupancy limits?

Yes, please contact us for any questions you have.

Can the apartment be sublet?

Apartments are not allowed to be sublet.

What brand are the kitchen appliances?

Our floor plans currently come with GE appliances.

Does the apartment come with a microwave?

Absolutely!

Are stoves gas or electric?

All stoves are electric.

What property amenities are included?

We offer a fitness center, multi-purpose room, and movie room.

Do you offer valet trash service?

Not at this time.

Do you offer recycling?

Yes, we do!

What internet service options are available?

The current internet for our community is Spectrum.

Do you have cable?

This is not included.

Can I reserve your community room?

Absolutely! This is something available to all our residents.

Do you have package lockers?

We currently do not have package lockers.

Is storage included?

No, we do not have any additional storage units.

What kinds of washers and dryers do in-apartment hookups accommodate?

We like to make it easy! We supply the washer/dryer for each apartment.

Do apartments have dishwashers?

Yes!

Do kitchen sinks have a garbage disposal?

Every apartment sink includes a garbage disposal.

Is there a bathtub or just a shower? Are they together or separate?

Our floor plans have a shower-only bathroom setup.

What kinds of washers and dryers do in-apartment hookups accommodate?

We supply a washer/dryer for each unit.

How do I connect to the WiFi?

Residents have their own personal log in information that is sent to them through email on move in day!

Do residents have to pay extra for access to other amenities such as our fitness center, bike storage, or theater room?

NOPE! All residents can enjoy the benefits of our amenities free of charge and 24/7!
